Click the blue cell directly beneath the title.

Enter the **total** unit count for the property in each month following **Total Number of Units** (B10 - M10)

Switch over to Entrata and navigate to **Company Reports.**

Under the heading **Budgets**, select the first report titled ***Expiring Leases - Budget***

Use the ***Expiring Leases - Budget*** report to complete the next steps in the Budget. Keep in mind that the order of the months is different in the report compared to the budget. Also, August is listed twice - instructions will be provided in the next step.

**Transfer data from report:**

- Find expiring leases from January to December 2024 on the report.

**Where to put data in the Budget (:**

1. Enter these numbers in Row 11 - **Total Expiring Leases**
2. Enter the exact numbers from January through August 2025 into the same months in 2025 (cells B11 - G11).
3. Add the August 2024 total to August 2025 (cell I11).
4. For September to December 2024, input those numbers into the corresponding months for 2025 (Cells J11 - M11).

Click on the first month after **MTM** to access the MTM section of the report.

1. For each lease, look at the **lease start** date.
2. Focus only on the month, ignoring the year.
3. Add 1 to the **Total Leases Expiring** (row 11) for *each* month with an expiring **MTM** lease.

*In the example below, 1 would be added to both August's and July's number of Total Leases Expiring.*

Click here and add the count of leases expiring December 2024. For this example expirations are 7.

Under the heading **Budgets**, select the first report titled ***Resident Retention - Budget***

Using the ***Resident Retention*** report, discuss with your Regional what a recommended goal should be. Once determined, enter the percentage under each month in the row **Retention Percentage** (cells B13  -  M13)

To add the **Renewal Rent Growth Goal** for current residents,  enter the percentage under each month in row 11 under each month (cells B15 - M15)

Switch back to Entrata and navigate too [[Reports &gt; Company Reports]]

Under the heading **Budgets**, select the first report titled ***Forecasted Occupancy - Budget***

Use the ***Forecasted Occupancy*** report to calculate your beginning occupied units. Calculate the beginning occupied units based on your projected occupancy.

Once determined, enter the Unit Count, NOT the percentage, into cell B19.

Add your **Occupancy Goal Percentage** for each month (Cells B20 - M20).

Switch back to Entrata and navigate too [[Reports &gt; Company Reports]]

Under the heading **Budgets**, select the first report titled ***Actual Rent - Budget***

Add your **Actual Rent Average** to cell B27

Switch back to Entrata and navigate too [[Reports &gt; Company Reports]]

Under the heading **Budgets**, select the first report titled ***Market Rent Schedule - Budget***

Return to the Budget Spreadsheet to copy the information from the ***Market Rent Schedule*** report. 

Starting in row 31, enter this info into the corresponding cell:

- A31 - Unit Type
- B31 - Unit Count
- C31 - Average Market Rent
- D31 - Rental Increase *(Discuss the percentage increase with your regional)*

Input the **Total Number of renovations** you are expecting to complete (Cell B90)

Input the **Renovation Increases to Market** (percentage) that will be added to those renovations (Cell B91)

Input the number of renovations you are expecting to complete for each individual month. (the sum should equal the number from step 26 (**Total Number of Renovations** - Cell B90)

Input your **Site Specific Fee Income** for each fee listed in cells B104 - B112.

For the **Deposit Alternative Fee**, enter the percentage of applicants that you expect to select this fee over the traditional deposit (Cell C106).

For the **Application Fees**, enter the average number of applicants *(per move in)* that you expect to select this fee over the traditional deposit (Cell C108).

Input your Turnover expense cost **per unit**. Use the T-12 to better understand your costs.

Input your Community Manager **name**, **allocations**, **position** and **2024 rate** in cells A6 - D6 .

Do the same for your Leasing Teams **names**, **allocations**, **position** and **2024 rate** in cells A15 - D15

In the next step, please ensure that the **Service Manager** is listed in row 38, where the **Position cell** (C39) is highlighted in grey. Service Team Members will then be entered following the Service Manager.

Do the same for your **Service Team**.

Ensure that the Service Manager position is entered in row 39.

Do the same for your **Housekeeping Team** starting in cells A66 - D66.

In the next step, you will need to go to the Satisfacts website to find the total number of "5's" the community has received over the past 12 months.

Calculate the Satisfacts bonus by multiplying the total amount of 5's received in the past year (from the Satisfacts website) and multiply by 5.

Enter the total [[Bonus ]]in Cell M8

For each month where your property is projected to reach 95% occupancy or higher, input $100 for every 100 units in the **Occupancy** row (Cells B11 - M11).

For example, if your property has 125 units and achieves 95% Occupancy, enter $100 in the appropriate month's column.

**When to round to the next 100 units:**

- If greater or equal to 50, round up
- If less than 50, round down

For every month that the Service Team meets or exceeds 90% of on time completion, they should receive $100 per 100 units that the property has.

For example, if your property has 125 units and achieves 90% Work Order Completion, enter $100 in the appropriate month's column.

**When to round to the next 100 units:**

- If greater or equal to 50, round up
- If less than 50, round down

Input any team members that are living on your site. Type in their name and the billable rent per month. Remember to enter the Team Member's information under the appropriate positions.

No input is required on the Expense Assumption Input Tab, but feel free to review the contents before proceeding to the next tab.

On the Income Statement Input Tab, all cells that are shaded CANNOT be edited. ONLY WHITE CELLS are able to take input from you.

Input any Income budget items into the white rows under the appropriate month.

Please add any explanations, if need be, to the **Notes** section in column P.
