Market Surveys will NOT show up on the Dashboard to complete monthly. You must add a calendar reminder to your Outlook to complete this each month in Entrata between the 8th and 12th of each month. All competitors on your Market Survey must be completed on the same day to properly run the Excel report. Upon the 13th of the month the Market Survey report will be pulled by the Operations Analyst for review.

Before completing your monthly market survey, your own property needs to be added as a competitor. This will only be completed in the first market survey. All future Market Surveys you will only need to update the occupancy, leasing, and preleasing percentages, as well as the concessions. 

To add your property, click "All Competitors"

Click this icon next to your own property.

Click this text field and add the [apartments.com](http://apartments.com) web address for the property. 

Click here to save. After the website is scraped you will be allowed to complete a regular market survey the same as the competitors below. For those properties with Revenue Management, make sure their weighting is 0% to not be used in generating pricing. 

Click the property you are completing the Market Survey for.

Click "Market Survey" next to the competing property.

Click this text field under Occupancy, Leased, and Preleased and enter the provided percentages.

Determine if there are any specials at the community and if there are click "Add Property Concession."

If the competitor is setup to scrape their website for unit type and pricing data, it will show the unit types here. You can also manually enter this info. Once the data shows here click the pencil next to the unit type to associate our units to that competitor unit type. Click Save after Completing.

If this is the first time you are doing a market survey for this site, or there are changes to the current utilities, fees, or amenities, click "Additional Information"

Click Edit in General and update all the information for the property. This information should be for the competitor property.

Click Save

Click Edit in the Utilities section.
Select who will be responsible for the Utilities.

Click Save

Click Edit in the Fees Section and add the fees for the competitor. 

Under Amenities click Edit.
Select yes or no to all amenities listed.

Click Save upon completion.

Select yes or no to all amenities listed.

When you go back into the market survey you will see the current survey is the last one completed with the date.

Upon completing the market survey, you can do a side by side comparison. To do this you click "Analysis"

Click this dropdown and one by one add each competitor, selecting your own property first. The date in the top left corner needs to be the date the market survey was completed, this is why all market surveys need to be completed on the same day.
