In the property settings click "Add Special"

Add a special name - this is public and will be marketed. Add an internal description for the team. Select yes for active.

Select yes for Web Visible to market it on the website and ILS.

In the Marketing Description add the details about the special that will be public. 

In the Terms and Conditions field enter the specific requirements to earn the special.

Click the checkbox for the recipients of the special.

Select the Lease Terms eligible for the special.

In Make Special Available to select "Entire Property" for a special for the entire community. 

If you want the move-in dates to be a specific time frame click yes and select the date range.

You can decide it there will be a cap on how many applicants can qualify (should be marked in terms and conditions) and can add a promo code if desired. Click Next.

If you are giving a gift card or a non-financial incentive, enter a gift and click add incentive. If using a concession code, app fee or amenity fee promo, click concession. 

Click the "Concession Name" field to enter the name.

In charge timing select when they will receive the special. Options include at time of application completion (not recommended unless an app fee promo), screening approved, lease approved, move-in (recommended in case of cancellations or denials), and monthly if it is through the term of the lease.

For Charge Code click the drop down to select.

In the Amount field enter the total being received. 

Click Save when complete. This will post the special to the website immediately, and to the ILSs at their next feed.

The Special will show on all of the floor plans when setup for the property.
