How to Add Variant Rent on Option Periods Tab

This guide shows how to add and apply variant rents to existing option periods so you can handle date-specific or indexed rent changes without recreating leases. It walks you from locating a tenant’s Option Periods to configuring variant rent settings, executing them, and saving results. Follow it to ensure variant rents are added in the correct order and properly executed for accurate tenant billing.

How to Navigate to Option Periods

TIP: Remitter = Tenant

On the Home page, locate the tenant > Select the tenant's **three-dot menu**.\ \ **NOTE:** You can locate the tenant quickly by searching for it.

Select **Financial >** Select **Option Periods.**

How to Add an Option Period

Select **Add/Update Option Periods**.

Complete the information in the **Configure Option Periods** box.

Select the **Let me specify Option Period Rents by Date** checkbox to enter a date specific option > Enter the information > Select **Add Option Period**. **Note:** [[Choose the unit ]]**[[used by the lease]]**[[, such as per year, per month, or per square foot]]

The option period will appear in the list, and now you can add a variant rent.

How to Add Variant Rent from Option Periods Tab

Variant rents ***must*** be added ***after*** creating the option period. \ \ Select the **Edit icon** for the Option you want to add a variant rent to.

When exercised, record the exercise date, mark the option as exercised, and link the exercise letter.

**Important:** Each option period is independent. Exercising the first option does not automatically exercise later options.

If the option contains escalations, enter the escalation method and make sure the first increase begins after year one of the option.

Toggle from **Declared** to **Variant** > Select **Rent Variant Settings.**

Adjust the settings > Select **Save.**

How to Execute Variant Rent

Once the variant rent settings are saved, refresh the page. Select the **Option Periods tab** > Select the **Edit icon**.

Select **Rent Variant Settings.**

Select **Execute.**

Toggle from **Pending** to **Executed.**

Enter your settings **or** select (**Calculate)** if you're using an indexed rent.

Select **Save.**

You may need to refresh the page to see the changes reflected.
