In the Property Settings, click "Add Special"

Click the "Give this special a name" field to name the special.

In the internal description, include the notes for the property to view.

If you would like to see it online, click yes for Web Visible.

Add a Marketing Description to share online.

In Terms and Conditions add the specifics of the special they must follow to qualify.

Click "Selected Units" if the special is for specific homes.

Click here to select the homes the special is for.

Click the "Concession Name" field and add a name of the concession.

Click this dropdown to select the timing the special will be applied. Recommendation is at move-in so no specials are added prematurely.

Click "Choose One" under Charge Code and select the appropriate code.

For this example it is the first month rent free. This will be 100% of the charge code rent.

Click "Price by Lease Term"
This will show the Lease terms it applies to.

On the website you will see this symbol on the specific units that have the specials only.
