Initial underwriting procedures for USDA file as of 12/03/2025

Microsoft Edge

Select and open the file you wish to underwrite

Double-click here

Verify name and number of borrowers

Click "Allison C Shonkwiler and Nathan J Gulliford" Will show two items if we have 3 borrower's or a case of 2 borrower's as opposed to borrower and coborrower

Open the Efolder to review Documents

Double-click here

Review the document as you normally would, then close

Repeat for all documents to review

Double-click here

You can review all documents uploaded to a folder This is the same as film strip view from Mbot

Or select a specific document to review Useful if the documents are group by borrower's and for following specific bank statements depending on how they were uploaded

To select all documents and scroll

Make sure to check Dataverify report

After documents have been reviewed, update the system with new/ relevant information. You can either select to show all forms You will do your income and checklist like normal, I review all documents, then update the system but you can update as you go, whichever is most comfortable for you

And then select the form to update

Click "Show All"

From here select the URLA and update as you would in Mbot

Click "Cancel"

Click "230: The proposed/estimated monthly hazard insurance premium. Click the Edit icon (if available) to calculate the value."

Click here

Property taxes must be updated in the submenu, they cannot be updated directly

Click "The description must have the word "tax" to be included in the Total Tax."

Click "OK"

Click here

Click "OK"

To enter any seller credit

To enter any earnest money

Click "1003 URLA Part 1"

Click "1003 URLA Part 2"

Update income on page 2 It defaults to monthly income but can be changed

Click "Base Income For"

Click "Cancel"

Any pension or other non-employment income Like Mbot, items will not stack, so you have to combine any income of the same type into one selection per borrower

Click "URLAROIS0122"

Click "1003 URLA Part 3"

Add any asset accounts

Click here

Click "DD0148: The cash or market value of the account."

Click "DD0102: The name of the depository."

Click "DD0110: The account's identification number."

Add any other assets such as sale proceeds

Click here

Click "URLAROA0103: The cash or market value of the asset."

Update any liabilities

Click "Maximize"

Click here

Click "Close"

Click "1003 URLA Part 4"

Click "356: The appraised value of the subject property."

After the system has been updated, save the file

Click "Close"

Then exit the file

Right click here

Click "GSE ServicesDropDown"

Save the export data to where you want to upload to GUS

Click "Downloads"

Click "OK"

Open Gus like you normally would and Click "IMPORT APPLICATION"

Click here

Select wherever you downloaded the file data

Click "Name"

Click "Open"

Click "Done" and it will take you to the normal GUS loan page, update information as you would normally.

After you have updated GUS findings, go back to the file and efolder to add conditions

Click "Conditions"

Click here

Click "OK"

Click here You can type in the full name of the condition or search by partial for any of the template conditions

Press [[Tab]]

Click here

Click "Add" You can add multiple at once, but they do not auto open if you do it that way

Click "Source"

Click "Internal ID" Update Internal and External description to show actually wording of condition

Click here If you need to add a comment that will not print on the approval

Click "Close"

Click here

Click "OK"

Click here

Click here If there isn't a template condition then you should add it as an additional documents condition

Click "Add"

Click "Source"

Click "Close"

Click "Tools"

Click "Underwriter Summary"

Triple-click "2984: The name of the underwriter who recommended approval of the loan."

Click here

Click here Any steps that were missed will show in the require fields tab, once everyone is trained this should be minimal and will only show items that were 'missed' during the review
