How to Schedule Showings with ShowingTime on a computer

Showingtime

Navigate to your CCAR Portal

Select ShowingTime

Follow Steps 3-14 to schedule a single showing (or multiple showings on differing days)\ \ To do a 'ShowingCart®' and schedule multiple on the same day, skip to step 15

Click "Showings"

Click "Make New Request"

Click the search box

Type the MLS number of the listing you want to request and click search

Click on the listing. If it does not match the listing you want to see, double check the MLS number is correct.

Click "Schedule Single Showing"

Click "Yes"

This is agreeing to have a written buyer's agreement, remember it is required due to the NAR Settlement, however the 3 page 'SC Disclosure of Brokerage Relationships' form meets the requirements. We still heavily urge agents to have the buyer agency agreement signed at the same time as the relationship disclosure form.

Select a time for your showing, I selected Saturday the 17th at 10am.

Click here to change the time your showing will complete.

Select the "Buyer Broker" option. (There are multiple options here, buyer broker is the most commonly used but other options may be better for you/your clients)

Click "Request Appointment"

Your single showing request was made! You can now click back to property listings and make more requests or close ShowingTime.

Click "Showings"

Click "ShowingCart®"

Click the calendar

Select the day for your showings, like above, I picked Saturday the 17th.

Click here and type in a description (I usually put in the client's last name like 'Smith Tour' for example)

Click "Add To My Tours"

The tour is now on the calendar, click it.

Click the "Enter Listing IDs (separate multiples IDs with a comma)" field.

Here you can type in multiple MLS numbers with a comma between them to schedule multiple.

Click "Smart Route", This will make a map of the listings and a suggested order based on driving distances.

From here you can select 'Pick a Time' or how the photo shows, you can select a time slot on the right.

Click "Yes"

Click here to change the time your showing will end

I will usually do an hour long showing but its dependent on the client and the home itself. Some clients might need 30 minutes while some homes could take upwards of 2 hours to view and appreciate.

Click "Save"

Select Agency Type, "Buyer Broker" is usually the most common option.

You can leave any notes for the listing agent as needed here:

Click "Save"

See the highlighted spot, this shows the driving distance and estimated driving time between showings.

For the next showing, selected a time and consider accounting for the 20 minutes of driving it is estimating

Click "Yes"

Same steps as above: Adjust the end time, select the agency type and click save unless you have notes to enter.

For the third showing, it is showing an 8 minute drive, plan the next one accordingly. Sometimes its necessary to overlap some showings so if you finish early or are running late, you aren't having to stress about the times.

As above, follow the steps you have taken for the previous showings.

Here is a reminder to keep an eye on the driving distance (There is a 60th Ave in Myrtle Beach and a 60th Ave in Cherry Grove, that are VERY far apart when scheduling a half dozen showings in Myrtle Beach with cherry grove scheduled in between them. Ask Tyler about that fail)

Final showing of the morning with a 26 minute drive from the previous listing. In this situation, personally I would overlap it a little bit.

Click "Yes"

Last showing, final time to fill this out for these showings.

Click "Send Requests"
