Navigating Geowarehouse

GeoWarehouse offers a host of information that enables you to perform a comprehensive property search. It is your virtual connection to relevant information such as property ownership history, instrument images, surveys, plans, and other vital data that could help you market the property better.

Navigate to <https://trreb.mlxmatrix.com> or the website you use to access MLS.

Click "GeoWarehouse". This link may show up in different areas on your dashboard depending on how you've set your widgets layout.

Select the draw down arrow to select the county you are searching within.

We've selected our county of Bruce as the example.

Click the "Search text" field and enter in either the address, property owners name, the PIN number or the ARN number. If you only know the general location of the property, you can also zoom in a navigate around the map.

We are using "1237 QUEEN STREET, KINCARDINE (333030530)" as an example.

A pin will appear on the desired property. The view a more detailed aerial view, click on the "Map Views" ion.

Click "Enhanced Aerial".

You can select "Property Report" in two locations.

Here you can find all individuals listed on title, the last sale date and price, the lot size and the legal description. This information is necessary to list a property or write up an offer.

Scrolling down you can find the PIN number which is also necessary for listing a property.

Within "Lot Size" is a more detailed outline of the properties measurements including the total acreage which is insightful selling, buyers or creating an OPV.

The "ARN : 410821000407500" is listed and easily copied. You can use this number to search the property in your MLS system to view past listings.

Listed is the property frontage and zoning. This information is required when listing a home as well as writing up an offer.

Under "Structures", if the information is available you can typically find the age at which the main building was constructed. It is possible to also see Secondary dwellings or other structures and their construction dates here as well. This does not account for renovations or additions.

Under "Sales History" will be a list of all the title transfers recorded. Occasionally the Sale Amount will be listed at 0$. This could suggests a private sale, transfer of estate or an adjustment to the estate due to a death or divorce for example.

"Additional Due Diligence Tools" are available for purchase to give a more detailed report of the properties history, title check, active mortgages or liens on the property and more.

Click "Print PDF" to print or share various detailed versions of this property report.

Click the "Client ReportSuggested report for clients. Excludes Owner Names and Legal Description." field.

Click "Search Comparables".

Select a desired radius or grouping of properties.

Click "Find Comparables"

View comparables from within the last 6 months of sale.

Click on the PIN number to view comparable property reports.
